A retail and office development on London’s premiere shopping street.

We created 10 verified views to support a successful planning application for the scheme, working closely with Orms through design development to accurately communicate a discrete materials palette of green marble, Portland Stone, polished concrete and bronze. Our challenges included bringing visual coherence to a building with entrances on two separate streets which splits either side of an unrelated building.

We created a ZTV (Zone of Theoretical Visibility) map to assess and identify the most significant and impactful viewpoints of the building. The process expresses the scheme as a virtual light source and allows us to quickly assess from which points it will be most visible, influencing the selection of views required for the planning application.

Photography of this north-facing site was taken during the winter and while the annual London Christmas lights were in place. The council wanted to see the images in a more generic setting, without the decorations covering the scheme, which required detailed and painstaking retouching work to create 'amended baseline' images.
